By late January through February is when I start to see a look of panic and worry on faces of real estate agents.  Even seasoned agents often have the uneasy feeling this time year about the lack of pending sales (future paychecks) in sight.   

I spend quite a bit of time analyzing housing sale data and activity.  Lately I’ve been looking hard at how the winter season impacts of homebuyers. 
  We all know that during the holiday’s buyers are distracted and very little buying activity is goes on.  With the exception of investors and buyers who have to move by a certain deadline.   
What about AFTER the holiday’s?  Some of us see a bump of activity right after the new years.  This is very evident in online real estate traffic.    I see large upswings in online real estate traffic after the 1st of January, then it starts to lesson in late January.  February it picks up again, and then we hit March.   
Few agents realize that March is historically the month with most online traffic for real estate in Idaho.   This has been proven many times on Zillow, Trulia, and other real estate sites.   
Buyers are increasingly looking at real estate online many months if not years before they buy.    Many people on your website today may be ready to take action in the spring. 

The high online traffic in March leads to high sales in May and June (historically are largest sale months). 
Even buyers who are activity shopping for homes today, have proven to rarely take action this time year.  Especially if the weather is awful.   
My prediction is that as soon the weather breaks you’ll see a large increase in showing requests.  Particularly the first nice weekend in March…Look out, it should be busy.    Pending sales should start building up in April and May. 
This year has all the makings of being a good year for Boise home sales.  Just make sure you are staying in front of the demand and stay in front of past and new prospects. 
Hang There and Don’t Worry… It’s going to be a good year.
